For rental loans: Vacant and short term rental are okay. Actual or appraised market rent is expected to cover the mortgage, tax, insurance and HOA expenses (starting at as low as 1.0x DSCR). Prepayment penalties 1–5 years depending on rate.
Good credit and experienced investors preferred for best rates and leverage. We accept inexperienced investors on a case-by-case basis. Construction investors must have prior experience.
Loans must be for business purposes, and only for investors. Properties must be non-owner occupied. No personal use permitted.
Personal full guarantee of loans is expected. Corporate full guarantee may be considered on exception.
US citizens and permanent resident aliens are accepted. Foreign nationals may qualify with a US bank account.
Proximity to a major MSA is expected. We do not lend in Nevada, Utah, Arizona, South Dakota, or North Dakota.
